As president and sole owner of Groupe Dynamite since 2002, Andrew Lutfy has enjoyed phenomenal success in the fashion and retail industry. His avant-garde vision for environments and user experiences inspired him to redefine the world of real estate with the establishment of Carbonleo.

As Chief Executive Officer, Mr. Lutfy sets the strategic direction for the company’s projects, leads the negotiation of major contracts, and oversees the management of Carbonleo’s assets.

Nicolas Désourdy has more than 15 years of experience in the real estate and retail sectors. As Partner and now President of Carbonleo, Mr. Désourdy plays a key role in product creation, strategic planning, development and the management of Carbonleo’s day-to-day operations.

In addition to nurturing valuable relationships with major retailers and other international partners, Nicolas Désourdy manages a dynamic team that oversees the negotiation of leasing offers and service agreements.

With extensive experience spanning more than 30 years, Claude Marcotte is an expert in the field of real estate, having notably contributed to the development of Montreal’s Griffintown District and the implementation of the Tour des Canadiens and of the Bois-Franc project. Currently Vice-President and Partner at Carbonleo, he plays a key role in the company’s various flagship projects.

Within the company, Mr. Marcotte is a pillar of strategic development in the implementation of large-scale architectural projects. He is responsible for managing agreements with the municipal stakeholders and external consultants involved in the planning and implementation of Carbonleo’s projects.

Michael Bottigoni has more than 35 years of experience in the construction industry. He has worked as Development Manager for several companies, including Loeb / Provigo, Director of Construction at Eaton’s and Home Depot Canada, as well as Director of Maintenance and Non-Merchandise Buying. He also worked for Trinity Development Group in Toronto as Senior Vice-President, Construction for nearly 14 years, where he was responsible for major large-scale projects, including the redevelopment of Ottawa’s Lansdowne Park.

As a key senior team member and Vice-President, Construction at Carbonleo, Mr. Bottigoni leads a multidisciplinary team responsible for the construction and development of all the company’s projects, including commercial, residential, office, entertainment and hotel spaces.

Over the past few years, Marie-Ève Harvey has contributed to the planning and coordination of major real estate development projects. She has worked on a number of private sector files, along with site development strategy and district rejuvenation. Since 2004, she has regularly worked in collaboration with several multidisciplinary teams in service of big-name clients in both the public and private sectors, including Cadillac Fairview, Devimco, Holt Renfrew Ogilvy and Canderel.

At Carbonleo, Mrs. Harvey manages zoning changes by developing solution strategies and drafting legislation. She also negotiates with the various levels of government involved and works to reconcile key stakeholders to promote the social acceptability of projects. Finally, she produces and coordinates virtual and 3D models for the design, enhancement, leasing and marketing of projects.

Jocelyn Galarneau has acquired more than 25 years of experience in finance and accounting in complex large-scale projects. Within Carbonleo, Mr. Galarneau is responsible for project financing, budgeting, cash flow management and financial statements for the company as well as its projects in development and under management.

Louise N. Pelletier has been practicing real estate and business law for more than 25 years. She is primarily involved in the acquisition, sale and development of large-scale commercial, hotel, industrial and multi-residential real estate projects.

Ms. Pelletier leads a group of lawyers who support the management, leasing, finance, construction and development teams for all projects under management. With her solid experience working with institutional firms, Ms. Pelletier is also responsible for corporate governance practices.

Michael’s career began in commercial real estate nearly 20 years ago. Today, Michael leads and manages the retail, office, industrial and specialty leasing teams and oversees budgets, strategy, merchandizing, and market research. He is also a member of the executive team, and plays a key role in creating value for Carbonleo and its projects.

Francis Vermette is a real estate development enthusiast with over 25 years of experience in retail, office, and mixed-use projects. He is recognized for his expertise in maximizing asset returns and values while managing relationships between tenants, co-owners, and other stakeholders in a harmonious manner. Having worked in various properties in Ontario and Quebec, Mr. Vermette is considered an expert in commercial and operational strategy, property management, and flawless project execution.

Francis has been an integral part of developing the strategic vision of DIX30 while helping to develop the team. He is now responsible for activities aimed at the long-term profitability of the project and the construction of a mixed-use community within DIX30.

Sandra started in commercial real estate in 2011 working on various retail development projects.  As Senior Leasing Manager, her main focus will be leasing Royalmount project, more specifically the fashion category.

Philippe Krivicky is responsible for real estate development. This includes developing strategic partnership, site selection, underwriting, product design, delivery and client experience.

Prior to joining Carbonleo. Mr. Krivicky worked 10 years for Cogir Real Estate as President of the Real Estate development and Construction and other key leadership role.

He also worked for RONA as Vice President Retail, Emerging Strategies, the FIFA U20 World Cup and SECOR consulting in Europe and North America. He is an active member of the IDU and ULI.

Pier-Olivier has been working in commercial real estate for several years. As Leasing Manager at Carbonleo, his efforts are focused on the many facets of commercial leasing for the Royalmount project.

Danielle Lavoie is a seasoned real estate executive with over 30 years of experience. She has held various top-management positions with the largest developers in Canada, defining the strategic vision of high-quality real estate assets and executing on ambitious business plans through management of large operations teams. Member of the Québec Bar and a Certified Professional Accountant, she has successfully led teams from all sectors of real estate, from leasing to operations, finance, legal, marketing and human resources. A very active member of the industry, she was recognized with CREW M Tribute Award 2017 for her ongoing commitment to the advancement of women in Québec’s commercial real estate industry.

Danielle’s experience and leadership will bring structure and discipline to the company’s financial and accounting processes. She will also ensure that we deploy the optimal strategy for all commercial assets under management, to ensure profitability and value creation is maximized.

Dan Abenhaim has more than 15 years of experience in commercial development, real estate and store design in the retail sector. At Carbonleo, he is responsible for supervising leasing to the best brands on the market and the development of innovative retail concepts.

Frank started his career in the hospitality industry more than 10 years ago. He currently manages activities related to the leasing of commercial spaces for the Royalmount project, with a focus on the food and beverage industry. Frank enjoys road cycling and hiking in his spare time.

Guy is an intrapreneur with more than 25 years of experience in media, experiential marketing and the restaurant industry. As the team member in charge of specialized locations, Guy guides the planning and deployment of media opportunities, brand activations, pop-up stores, partnerships and sponsorships. He works closely with the leasing team to identify possible solutions to suit very specific needs, for both short and medium terms, for instance for film and television.

Nicholas Kassis has been working in the Real Estate & Retail sector for nearly 10 years, specializing in the leasing of commercial space.

As the Director of Retail Leasing at Carbonleo, he will focus his efforts on the development of targeted strategy and leasing of commercial space, restaurants and entertainment for the Royalmount ™ project.

Katherine began her career in real estate more than 10 years ago, first as a leasing assistant at one of the largest commercial real estate consulting firms for retailers in Canada before moving on to Cadillac Fairview. More recently, she completed a stint at Cominar as the Director of Commercial Leasing.

With a degree in social sciences and a bachelor’s degree in human relations from Concordia University, she consistently demonstrates agility in the face challenges and is adept at implementing problem-solving strategies. She currently holds the position of Leasing Advisor for DIX30 at Carbonleo.

Jean-Alain has more than 25 years of experience in commercial real estate, both on the brokerage and lessor/developer sides. He has also worked in the real estate field as a broker representing retailers and in project leasing for more than 10 years.

Jean-Alain has been a member of the Carbonelo team since 2018 and oversees leasing at Power Center and in the Décor Sector of Quartier DIX30.

Sacha is a leasing and retail specialist. He has 15 years of experience in fashion retail, business development and leasing, as well as general management and operations. With a master’s degree in business administration and a certification in commercial real estate brokerage, Sacha currently holds the position of F&B Director at Carbonleo for both the DIX30 and Royalmount projects.

Florence holds a bachelor’s degree in tourism and hotel management from UQAM. A loyal employee, she worked for 5 years at the Hôtel Bonaventure in Montreal before moving into real estate as a residential leasing agent. She holds the position of Leasing Advisor for DIX30 at Carbonleo, where her unparalleled enthusiasm and energy are widely recognized and appreciated.

Halina Wolczecki has an impressive track record and forward-thinking mindset that have successfully established her as a visionary leader, shaping the marketing narrative in the always evolving field of retail development. She possesses a wealth of experience in building innovative strategies, crafting compelling brand narratives and orchestrating multi-channel campaigns. With notable achievements, such as leading strong teams to award winning marketing campaigns in retail property management, Halina stands as a testament to her outstanding contributions in the field. Her innate ability to identify and understand targeted consumers’ needs has set her apart, showcasing a profound connection with audiences.

Marie-Claude has more than 20 years of experience in business development, sponsorships and experiential marketing in the sports and entertainment, media, and paragovernmental institution sectors. She has managed major sponsorships for the UCI Mountain Bike World Cups, FIS Cross-Country Skiing and Snowboarding World Cups, as well as marathons and major events at the Videotron Centre. At Carbonleo, she initiates and leads business development strategies for sponsorships, brand activations and partnerships.

She is integral in strengthening Carbonleo’s relationships with external partners, including companies, marketing agencies and other industry players. She also identifies co-branding opportunities for our Royalmount and Quartier DIX30 properties, and establishes strategic alliances, agreements and structuring partnerships.

Sabrina is a results-driven professional with a strong foundation in finance & market research. She holds a bachelor’s degree in Business Administration, with a major in Finance and Project Management. Sabrina’s journey into the world of real estate began while working as an analyst at a global real estate company.

With a keen eye for market trends and a deep understanding of financial analysis, Sabrina’s ability to bridge her academic background with practical experience makes her an asset to the team, and she is dedicated to contributing her expertise to the continued success of Carbonleo.

Tracy is an experienced professional with a diverse background in the retail industry, where she has acquired over a decade of experience in buying and merchandising. Her keen interest in market dynamics, curiosity about consumer behaviour and market trends, along with her talent for fostering mutually beneficial partnerships, have contributed to her growth and progress. Tracy’’s career spans both the retail and commercial leasing realms, showcasing her flexibility, innovative approach, and dedication to delivering exceptional outcomes. She earned a bachelor’’s degree in commerce from McGill University and currently holds the position of Leasing Manager at Quartier DIXix30.
